Overview

We are currently carrying out a comprehensive renovation of a historic building on Bismarckstraße in Bayreuth – a project that seamlessly combines modern living standards with a respectful approach to preserving architectural heritage. This development reflects our core philosophy: forward-thinking construction with a deep appreciation for the site's history.

State-of-the-Art Standards 

At the heart of the project is the building’s energy-efficient refurbishment to meet the KfW 55 EE standard. While this standard requires significant energy-saving measures, the original architecture remains intact. By integrating cutting-edge technology and environmentally friendly materials, we ensure the building remains efficient, sustainable, and future-proof – without losing its historical character. 

Barrier-Free Living in a Prime Location 

A key focus is full accessibility: all apartments and communal areas are being designed to be completely barrier-free. A newly installed lidt will provide easy access to all levels. Located within walking distance of Bayreuth’s city centre, the project offers an ideal blend of urban convenience and peaceful living.

The living spaces have been carefully designed to be both space-efficient and inviting. Our goal was to create modern, aesthetically pleasing homes that remain accessible in terms of cost. Smart floor plans make the most of every square meter and deliver high levels of comfort. 

Sustainable Architecture

Support from Metrika360 

With the expertise of our partner Metrika360, we carried out a high-precision 3D laser scan of the existing building. The resulting point cloud data provided exact as-built drawings, forming the foundation for a smooth and precise renovation process. 

Strengthening the Timber Ceilings 

Rather than replacing the original wooden beam ceilings, we are reinforcing them using the Friedrich Composite System. This approach improves both sound insulation and structural integrity – while preserving the historic character of the interior architecture. 

Integration with Urban Redevelopment Plans 

The renovation fits perfectly into the city’s broader redevelopment plans for Bismarckstraße and Erlanger Straße. The introduction of safe cycle and pedestrian pathways, barrier-free bus stops, and expanded green areas will improve quality of life and reduce traffic-related emissions.   3. Timber Ceiling Reinforcement: By using the Friedrich Composite System, we enhanced the ceiling’s soundproofing and stability while maintaining its historical aesthetic.
  4. Barrier-Free Access: We redesigned circulation routes and installed a lift to ensure full accessibility throughout the building.
  5. Optimized Layouts: The apartments feature intelligent floor plans that make the best use of available space while delivering a pleasant living environment.
  6. Urban Convenience: The central location offers not only proximity to the city centre but also excellent access to public transportation.
